Itemise: strip-out of existing covering and skip/waste disposal (price per m² or per skip load), material supply (cost per m²), fitting labour (price per m²), timber batten and rafter repairs if needed, lead or zinc flashing and valleys (per linear metre), UPVC or aluminium gutters and downpipes if included, and ridge/verge finishing.
State the guarantee you're offering. A re-roof with a 10-year guarantee justifies a higher price and is a strong selling point. Include a separate line for scaffolding, since Irish clients rarely anticipate this cost and it can double the price of even a small repair.

Spot repairs and flat roof waterproofing
Most roofing enquiries aren't full re-roofs. They're spot repairs: slipped or broken tiles, cracked flashing, a blocked gutter. These jobs carry a fixed cost for scaffolding or a tower that can outweigh the actual repair.
